Boiler engineer in Wellington, Telford (TF1)

Wellington got its first market charter in 1244, centuries before Telford was planned, and the new town only took it in during 1968. You can still see that history in the Victorian market hall, which is open four days a week, and in the railway station, which dates from 1849.

I’m Lee, and I run LMS Heating Solutions from Telford. When you ring about a boiler in Wellington, I’m the one who answers, I’m the one who comes out, and I’m the one who does the work.

Wellington homes and what’s usually on the wall

In older houses, in Wellington as anywhere else, the heating has often been changed more than once. It’s common to find a heat-only boiler feeding a tank of stored hot water in the airing cupboard, with cold-water tanks up in the loft. Newer homes more often have a combi or a system boiler.

If you’ve got a cylinder and you’re wondering whether a combi would suit you, I’ll look at how many bathrooms you have, your water pressure and how your household uses hot water, and then give you a straight answer. Sometimes keeping the cylinder is the better choice, and I’ll say so.

Streets and villages I cover around Wellington

This page covers the town itself and the areas around it, including Arleston, Leegomery and Hadley (TF1), Admaston and Shawbirch (TF5), and out towards Wrockwardine (TF6). If you’re not sure whether I come to you, send me your postcode.

What I can do for you in Wellington

  • New boiler installation: Baxi, Worcester Bosch, Vaillant or Ideal, chosen to suit your home. I register every boiler for its manufacturer’s warranty.
  • Boiler servicing: a yearly check of a domestic natural gas boiler, whoever fitted it.
  • Boiler repairs: I find the fault, explain it in plain English and give you a fixed price before I start.
  • Power flushing: for systems with sludge, cold spots or noisy radiators, and only when the signs point to it.
  • Landlord gas safety checks (CP12): see below.

Landlord gas safety certificates in Wellington

If you rent out a home, the law says the gas appliances and flues you provide for your tenants must be safety checked at least every 12 months by a Gas Safe registered engineer. I carry out landlord gas safety checks on domestic natural gas appliances in rented homes in Telford and Shropshire, and give you the Landlord Gas Safety Record (often called a CP12).

A landlord gas safety check and certificate costs £80 for one gas appliance, and £10 for each extra appliance. Tell me the postcode and which gas appliances are in the property, and I’ll book the check in.

Who you’re letting into your Wellington home

  • Gas Safe registered (no. 974132) for domestic natural gas work. You can check me on the Gas Safe Register.
  • I hold £5 million public liability insurance.
  • You get Lee: the same engineer for the call, the quote and the work.
  • Family-run: I’m on the tools, my wife keeps the paperwork in order.
  • It’s always a fixed price. If there are ever any changes due to unforeseen circumstances, I’ll discuss them with you before any work takes place.

Wellington boiler questions

My radiators upstairs are cold but downstairs are fine. What’s going on?

Air, sludge or a balancing problem are the usual suspects. I’ll check the system before suggesting anything. A power flush only gets recommended when the signs point to sludge.

Can I book a service and a landlord certificate on the same visit?

Yes. If you live in one Wellington property and let another, tell me both postcodes and I’ll try to plan the visits on the same day.

Do you only work in Wellington?

No. I’m Telford-based and cover the TF postcodes. See areas I cover.

I also cover Oakengates and Priorslee (TF2), Donnington and Muxton (TF2), Dawley and Lawley (TF4). You can see every TF area on areas I cover, or find out more about me.
