I’m Lee from LMS Heating Solutions, a Gas Safe registered engineer (no. 974132) based in Telford. I service domestic natural gas boilers for homeowners across Telford and Shropshire. A yearly service keeps your boiler working safely and efficiently. It’s also my chance to spot small problems before they turn into a breakdown in the middle of winter.

Why get your gas boiler serviced every year?

Your boiler burns gas in your home every day, often for years without anyone looking inside it. Small faults build up slowly: a worn seal, a partly blocked condensate pipe, a fan or flue that isn’t working as it should. Some of these just make the boiler less efficient. Others can become a safety risk.

A regular service is the simplest way to catch these things early. It keeps the boiler running the way the manufacturer intended, and it can help prevent unexpected breakdowns and keep energy bills down.

What’s included in my boiler service

Every service I carry out includes:

  • Full safety checks carried out in line with the Gas Safety (Installation and Use) Regulations 1998
  • Cleaning and inspection of all major components
  • Testing the boiler’s efficiency and performance
  • Identifying potential issues before they become serious problems
  • Advice on energy efficiency and system improvements

If I find something that needs attention, I’ll explain what it is, what it means for you and what your options are. Nothing extra gets done without your say-so. It’s always a fixed price. If there are ever any changes due to unforeseen circumstances, I’ll discuss them with you before any work takes place.

Boilers I service

I service all types of domestic natural gas boiler: combi, system and regular (heat-only) boilers, from all the major makes.

If you’re not sure what boiler you have, take a photo of the front of it, or of the label on the underside, and send it to me on WhatsApp.

Signs your boiler needs looking at before its service is due

Don’t wait for the annual service if you notice any of these:

  • The pressure gauge keeps dropping and you’re topping it up more often
  • Banging, gurgling or whistling noises from the boiler or pipes
  • Heating or hot water that takes longer to come through than it used to
  • Radiators that don’t warm up properly
  • Error codes, or the boiler locking out

These usually point to a repair rather than a service. See my boiler repair page or give me a call and I’ll talk you through it.

Warning signs of a dangerous fault

Black marks, soot or staining around the boiler, or a yellow or orange flame, can be signs of a dangerous fault: stop using the boiler and get it checked. If you suspect carbon monoxide or smell gas, call the National Gas Emergency Service on 0800 111 999.

If anyone feels unwell (headaches, dizziness, sickness or breathlessness) and you suspect carbon monoxide, stop using the appliance, get everyone outside into fresh air and call 0800 111 999.

Smell gas? Call the National Gas Emergency Service on 0800 111 999. Don’t wait for a service visit.

Tip: fit an audible carbon monoxide alarm in any room with a gas appliance, and test it regularly.

Servicing an older boiler, or thinking about a new one?

If your boiler keeps breaking down, or parts are getting hard to find, I’ll tell you straight whether it’s worth repairing. If replacing it is the better option, have a look at my new boiler installation in Telford page.

Sludge in the heating system can also make a boiler work harder than it should. If your radiators have cold patches, ask me about power flushing.

Landlord gas safety certificates (CP12) in Telford

If you rent out a home, the law says the gas appliances and flues you provide for your tenants must be safety checked at least every 12 months by a Gas Safe registered engineer. I carry out landlord gas safety checks on domestic natural gas appliances in rented homes in Telford and Shropshire, and give you the Landlord Gas Safety Record (often called a CP12).

A landlord gas safety check and certificate costs £80 for one gas appliance, and £10 for each extra appliance. Tell me the postcode and which gas appliances are in the property, and I’ll book the check in.

If I find an appliance that isn’t safe, I’ll explain what’s wrong, make it safe and tell you what it needs. It’s always a fixed price. If there are ever any changes due to unforeseen circumstances, I’ll discuss them with you before any work takes place.

Why choose LMS Heating Solutions for your boiler service?

As well as boilers, I also take on general plumbing and leak detection using a thermal imaging camera.

Boiler servicing FAQs

How often should a boiler be serviced?

Once a year is the usual recommendation.

Do I legally have to get my boiler serviced if I own my home?

No. There’s no legal requirement for homeowners to have a boiler serviced. It’s still a good way to keep a gas boiler safe and running well, and your boiler manufacturer will usually recommend a yearly service.

I’m a landlord. Do I need a gas safety certificate?

Yes. If you let out a home, the gas appliances and flues you provide must have a gas safety check at least every 12 months by a Gas Safe registered engineer, and the pipework must be kept safe. You must give existing tenants a copy of the record within 28 days of the check, give new tenants a copy before they move in, and keep the records for at least 2 years.

How much is a boiler service in Telford?

I don’t list boiler service prices on the website, because it depends on your boiler. Tell me the make and model and I’ll give you a price before I start. It’s always a fixed price. If there are ever any changes due to unforeseen circumstances, I’ll discuss them with you before any work takes place.

Why is my boiler losing pressure?

It can be as simple as bleeding radiators. If the pressure keeps dropping, though, there may be a leak somewhere in the system or a fault with a part such as the pressure relief valve or expansion vessel. That needs looking at: see my boiler repair page, or leak detection if you think water is escaping somewhere you can’t see.
