Mains gas boiler engineer in Shifnal (TF11)

Shifnal is a Shropshire market town about four miles east of Telford. It has its own TF11 postcode, and its council is Shropshire Council, not Telford and Wrekin. Henry III granted it a Monday market in 1245, and the town, once also known as Idsall, appears in the Domesday Book.

I’m Lee, and LMS Heating Solutions is me: Gas Safe registered and based in Telford, just along the road. If you book me, you won’t find a stranger on your doorstep.

Coaching inns, a viaduct and a growing town

A fire in 1591 destroyed much of the town, and Elizabeth I sent money towards rebuilding it. Later Shifnal did well as a stop on the London to Holyhead coaching road, and many houses built in those years give the centre its Georgian look, alongside timber-framed buildings that survive. The railway arrived on 12 November 1849, on a viaduct that runs right through the middle of town.

The town has grown a lot since then. Its built-up area went from 6,332 people at the 2011 census to 8,984 in 2021, an increase of about two-fifths. So a Georgian townhouse and a home built in the last ten years can be on the same side of town, and they need very different things from a boiler. I look at the house first and recommend second.

Mains gas only, said plainly

I work on mains gas only. In the 2021 Census, about 73% of households across Shifnal’s two wards had mains gas as their only heating. Around one in nine relied only on oil or on tank or bottled gas. If your home is one of those, I’m not the engineer for your boiler, and I’ll tell you on the first call so you don’t wait in for nothing.

Villages around Shifnal

Kemberton, Ryton, Sutton Maddock, Beckbury, Sheriffhales and Tong are all TF11 villages on the Shropshire side, and I cover them if your home is on mains gas. TF11 also crosses into Staffordshire at places like Weston-under-Lizard.

What I can do for you in Shifnal

  • New boiler installation: Baxi, Worcester Bosch, Vaillant or Ideal, chosen to suit your home. I register every boiler for its manufacturer’s warranty.
  • Boiler servicing: a yearly check of a domestic natural gas boiler, whoever fitted it.
  • Boiler repairs: I find the fault, explain it in plain English and give you a fixed price before I start.
  • Power flushing: for systems with sludge, cold spots or noisy radiators, and only when the signs point to it.
  • Landlord gas safety checks (CP12): see below.

Landlord gas safety certificates in Shifnal

If you rent out a home, the law says the gas appliances and flues you provide for your tenants must be safety checked at least every 12 months by a Gas Safe registered engineer. I carry out landlord gas safety checks on domestic natural gas appliances in rented homes in Telford and Shropshire, and give you the Landlord Gas Safety Record (often called a CP12).

A landlord gas safety check and certificate costs £80 for one gas appliance, and £10 for each extra appliance. Tell me the postcode and which gas appliances are in the property, and I’ll book the check in.

Who you’re letting into your Shifnal home

  • Gas Safe registered (no. 974132) for domestic natural gas work. You can check me on the Gas Safe Register.
  • I hold £5 million public liability insurance.
  • You get Lee: the same engineer for the call, the quote and the work.
  • Family-run: I’m on the tools, my wife keeps the paperwork in order.
  • It’s always a fixed price. If there are ever any changes due to unforeseen circumstances, I’ll discuss them with you before any work takes place.

Shifnal boiler questions

I’ve moved into a newer house in Shifnal. Does the boiler still need servicing?

Yes. Manufacturers usually ask for a yearly service to keep the warranty valid, so check your paperwork. I can book it in and keep a note of when the next one is due.

How can I tell if my village is on mains gas?

Look for a gas meter and a gas supplier on your bills. If you’ve got an oil tank in the garden or gas bottles by the house, you’re not on mains gas.

My house is in the old part of town. Will that make a new boiler harder?

It can. Where the flue can go and how the pipework runs matter more in older buildings, and a listed home may need consent first. I’ll point that out on the survey so nothing comes as a surprise on fitting day.
