Boiler engineer in Broseley (TF12)

Broseley sits high on the south bank of the Gorge, across the river from Ironbridge. It’s a Shropshire Council town with its own TF12 postcode. In 1600 it had only 27 houses. Coal and clay then drove a huge expansion during the Industrial Revolution, and the earliest recorded pipe-maker was working here in 1590.

I’m Lee from LMS Heating Solutions. I’m Gas Safe registered, Telford-based and on my own, so you get the same person from the quote to the finished job.

Miners’ cottages, ironmasters’ houses, newer estates

The old lanes (jitties) of Broseley Wood, on the town’s western edge, are what’s left of cottage settlements built for miners. In the town there are larger ironmasters’ houses from the late 1700s and early 1800s, and newer estates to the east of the centre. A small cottage with thick walls can need a very different boiler and flue layout from a modern semi, and I plan each one on its own terms.

What I can do for you in Broseley

  • New boiler installation: Baxi, Worcester Bosch, Vaillant or Ideal, chosen to suit your home. I register every boiler for its manufacturer’s warranty.
  • Boiler servicing: a yearly check of a domestic natural gas boiler, whoever fitted it.
  • Boiler repairs: I find the fault, explain it in plain English and give you a fixed price before I start.
  • Power flushing: for systems with sludge, cold spots or noisy radiators, and only when the signs point to it.
  • Landlord gas safety checks (CP12): see below.

Landlord gas safety certificates in Broseley

If you rent out a home, the law says the gas appliances and flues you provide for your tenants must be safety checked at least every 12 months by a Gas Safe registered engineer. I carry out landlord gas safety checks on domestic natural gas appliances in rented homes in Telford and Shropshire, and give you the Landlord Gas Safety Record (often called a CP12).

A landlord gas safety check and certificate costs £80 for one gas appliance, and £10 for each extra appliance. Tell me the postcode and which gas appliances are in the property, and I’ll book the check in.

Who you’re letting into your Broseley home

  • Gas Safe registered (no. 974132) for domestic natural gas work. You can check me on the Gas Safe Register.
  • I hold £5 million public liability insurance.
  • You get Lee: the same engineer for the call, the quote and the work.
  • Family-run: I’m on the tools, my wife keeps the paperwork in order.
  • It’s always a fixed price. If there are ever any changes due to unforeseen circumstances, I’ll discuss them with you before any work takes place.

Broseley boiler questions

Do you come over the river to Broseley?

Yes. Broseley is TF12, which is part of my patch. Call or WhatsApp me with your postcode and the job.

My boiler is in the kitchen and I’d like it moved. Is that possible?

Often, yes. It depends on the flue route, the gas supply and where the condensate pipe can drain. I’ll check all three on the survey.

Do you only fit one brand?

No. I fit Baxi, Worcester Bosch, Vaillant and Ideal, and recommend whichever suits your home. I register every boiler for its manufacturer’s warranty.
