Boiler engineer in Dawley, Lawley and Horsehay (TF4)

When the government set up the new town in 1963 it was going to be called Dawley. The name Telford only came in 1968. For more than three hundred years before that, Dawley was a mining town for coal and ironstone, with clay pits and pipe works all around.

I’m Lee and I run LMS Heating Solutions on my own. Call me about a boiler in TF4 and it’s me who comes out.

From mining cottages to new estates

The TF4 area is very mixed. It takes in the old industrial villages: Doseley, which still has a clay-pipe works, and Horsehay, home of the old crane works, now on the Telford Steam Railway. Lawley and Lightmoor are part of it too. A cottage that’s been extended twice and a house built in the last few years need different boilers, so I size each install to the house in front of me rather than to a standard list.

Covered from here

Dawley, Dawley Bank, Little Dawley, Lawley, Lawley Bank, Horsehay, Doseley, Lightmoor and Aqueduct (TF4), plus Malinslee (TF3).

  • New boiler installation: Baxi, Worcester Bosch, Vaillant or Ideal, chosen to suit your home. I register every boiler for its manufacturer’s warranty.
  • Boiler servicing: a yearly check of a domestic natural gas boiler, whoever fitted it.
  • Boiler repairs: I find the fault, explain it in plain English and give you a fixed price before I start.
  • Power flushing: for systems with sludge, cold spots or noisy radiators, and only when the signs point to it.
  • Landlord gas safety checks (CP12): see below.

Landlord gas safety certificates in Dawley and Lawley

If you rent out a home, the law says the gas appliances and flues you provide for your tenants must be safety checked at least every 12 months by a Gas Safe registered engineer. I carry out landlord gas safety checks on domestic natural gas appliances in rented homes in Telford and Shropshire, and give you the Landlord Gas Safety Record (often called a CP12).

A landlord gas safety check and certificate costs £80 for one gas appliance, and £10 for each extra appliance. Tell me the postcode and which gas appliances are in the property, and I’ll book the check in.

Who you’re letting into your Dawley and Lawley home

  • You get Lee: the same engineer for the call, the quote and the work.
  • Family-run: I’m on the tools, my wife keeps the paperwork in order.
  • It’s always a fixed price. If there are ever any changes due to unforeseen circumstances, I’ll discuss them with you before any work takes place.

Dawley and Lawley boiler questions

My boiler pressure keeps dropping. Can I just top it up?

Topping up now and again is normal. If you’re doing it every week, water is escaping somewhere: a radiator valve, the pressure relief valve or a hidden leak. I can trace it, and if I can’t see it, I use thermal imaging leak detection.

Do you put in smart thermostats with a new boiler?

I can talk you through controls when we plan the install, so the boiler and thermostat work together properly.

Is a new boiler always the answer for an old system?

No. Sometimes a repair, a service or a clean of the system gives you years more. I’ll give you the options and let you decide.
