Madeley is an old mining and market town in the southern part of Telford, just north of Ironbridge and the Severn, and part of the parish sits inside the Ironbridge Gorge World Heritage Site. The town council’s area also includes Sutton Hill and Woodside. Sutton Hill was the first new estate of the whole Telford project, and its first homes were lived in from 1967.
I’m Lee, a Gas Safe engineer based in Telford. LMS Heating Solutions is just me, so you won’t get passed between people.
Two kinds of Madeley
The old town is centred on the High Street. In the 1970s a lot of new housing went up across the area as Telford grew. Many of those homes have had their heating changed since they were built, so what’s on the wall now could be anything from a recent combi to an older boiler near the end of its life.
Whatever you’ve got, I’ll tell you whether it’s worth repairing. If it’s time for a new one, you’ll get a fixed price before any work starts.
Homes only
Madeley has big industrial areas at Halesfield and Tweedale, but I work on domestic natural gas only. That means houses, flats and rented homes, not commercial units.
What I can do for you in Madeley
- New boiler installation: Baxi, Worcester Bosch, Vaillant or Ideal, chosen to suit your home. I register every boiler for its manufacturer’s warranty.
- Boiler servicing: a yearly check of a domestic natural gas boiler, whoever fitted it.
- Boiler repairs: I find the fault, explain it in plain English and give you a fixed price before I start.
- Power flushing: for systems with sludge, cold spots or noisy radiators, and only when the signs point to it.
- Landlord gas safety checks (CP12): see below.
Landlord gas safety certificates in Madeley
If you rent out a home, the law says the gas appliances and flues you provide for your tenants must be safety checked at least every 12 months by a Gas Safe registered engineer. I carry out landlord gas safety checks on domestic natural gas appliances in rented homes in Telford and Shropshire, and give you the Landlord Gas Safety Record (often called a CP12).
A landlord gas safety check and certificate costs £80 for one gas appliance, and £10 for each extra appliance. Tell me the postcode and which gas appliances are in the property, and I’ll book the check in.
Who you’re letting into your Madeley home
- Gas Safe registered (no. 974132) for domestic natural gas work. You can check me on the Gas Safe Register.
- I hold £5 million public liability insurance.
- You get Lee: the same engineer for the call, the quote and the work.
- Family-run: I’m on the tools, my wife keeps the paperwork in order.
- It’s always a fixed price. If there are ever any changes due to unforeseen circumstances, I’ll discuss them with you before any work takes place.

Madeley boiler questions
My combi takes ages to give hot water at the tap. Is it failing?
Not always. It can be a part such as the diverter valve, a scaled-up heat exchanger, or just a long pipe run. Tell me how long it takes and I’ll start there.
Do you cover Sutton Hill, Woodside, Brookside and Aqueduct?
Yes, plus the rest of south Telford. See areas I cover for the full list.
What do I get after a boiler service?
I’ll tell you how the boiler is, what I checked and anything I’ve spotted. You can read what a service includes on my boiler servicing page.

I also cover Ironbridge and Coalbrookdale (TF8), Dawley and Lawley (TF4), Broseley (TF12), Shifnal (TF11). You can see every TF area on areas I cover, or find out more about me.
